NEXT BOARD MEETING

The next Board Meeting will be held Wednesday, September 5, 2001, at 6:30 p.m. at the Morning Creek Elementary School on Morning Creek Drive. Members are invited to attend and partake during the open session.

LANDSCAPE UPGRADES

The tree removal/replacement program is underway at the intersection of Poway Road and Springhurst. Many trees have either been marked for removal, been removed, or will be considered for removal and replaced by more appropriate trees. The remaining trees will be trimmed according to regular trimming maintenance. The purpose of this is to remove the unsightly Eucalyptus trees and replace them with trees that have a better overall appearance. Please be patient while the upgrades are taking place.

The upgrade of the foliage along the perimeter wall of the Stony Brook homes was delayed slightly. This was due to the fact that exposed wires were found in the ground cover along this area. Pacific Properties will be correcting the situation by placing the wires in protective sleeves and burying them. This is done so that routine maintenance can be performed without hassle to the homeowners. After the wires have been successfully buried, the upgrades will be completed.

Nothing comes cheap in this world anymore. The city water department has recently notified the Board that changes were needed to bring the backflow devices into compliance with the current codes. The work being performed is costing the association in excess of $13,000. Pacific Backflow Co., a certified backflow inspector, will be making the necessary changes to the system and submitting the final paperwork to the city.

Many homeowners have noticed a disturbance to the stones at the front of the North Creek monuments. These stones were moved by the city while the new traffic light was being installed along Sabre Springs Parkway. Pacific Properties will be replacing the stones to bring the area back to its original condition within the next few weeks.

Access to the "Minutes" page is now protected by a password and available to members of the community only. Current and archived minutes will be placed in this password-secured section.

Homeowners are encouraged to utilize the bulletin board section of the website to share information about home maintenance. If you have a good idea or run across an unusual home repair, share the information with your neighbors. You might have some knowledge that can help others in your community. In addition, check the bulletin board for information you might not have and ideas on ways to upgrade your home.

SABRE SPRINGS PLANNING DEPARTMENT

The Sabre Springs Planning Department is seeking volunteers to sit on their Board of Directors. If you would be interested in being a part of this volunteer department, please attend their next meeting. Meetings are generally held the 3rd Wednesday of the month (with the exception of August) at 7:00 p.m. at the Carmel Mountain Rec Center-SS. New projects for the Sabre Springs area are discussed at these meetings and you could have some input as to the direction of these projects and their approval. Your participation is greatly appreciated.

RULES ENFORCEMENT

Each month, an inspection of your community is performed. Items that are addressed include, but are not limited to, weekly mowing the front lawn, regular fertilizing of all plant material and lawns, and painting/cleaning needs. Please take the time to inspect the exterior of your home for possible maintenance needs to avoid getting one of the "courtesy reminders" in the mail. These inspections are done to keep the community looking its best at all times. And if you do receive a reminder, please take the time to address the situation as soon as possible. It will benefit you in the long run by keeping the property values at their highest level and improving how the community looks as a whole.

PAINT DISCOUNT

The Frazee Paint store located in Carmel Mountain Ranch is currently offering a 25% discount to ALL Sabre Springs homeowners on their purchases. At that location, all updated exterior home color schemes for the North Creek and Saddle Ridge homes are posted. Homeowners are encouraged to review the color schemes and choose a new one when painting their home. Just mention that you live in the Sabre Springs neighborhood to receive your discount. Remember, painting your home a new color is a way to increase the value of your home and help to make your neighborhood a more attractive place to live.
